| Any owner or authorized agent who intends to construct,
enlarge, alter, repair, move, demolish, or change the occupancy of a building
or structure, or to erect, install, enlarge, alter, repair, remove, convert
or replace any electrical, gas, mechanical or plumbing system, the installation
of which is regulated by International Building Code, or to cause any
such work to be done, shall first make application to the Permit Division
and obtain the required permit. |

Do I need a Permit? |
Any owner or authorized
agent who intends to construct, enlarge, alter, repair, move, demolish,
or change the occupancy of a building or structure, or to erect, install,
enlarge, alter, repair, remove, convert or replace any electrical, gas,
mechanical or plumbing system, the installation of which is regulated
by this code, or to cause any such work to be done, shall first make
application to the Permit Division and obtain the required permit.

2.
What current codes is the City using? |
The 2009 International
Residential Code, 2009 International Building Code, 2009 International
Plumbing Code, 2009 International Mechanical Code, 2008 National Electrical
Code, 2009 International Fuel Gas Code, and the 2009 International Energy
Conservation Code.

3.
How long does it take to get a permit? |
Review time for
commercial and residential building permits is a function of work volume
and varies accordingly. Contact the plan reviewer for a progress report.
Trade permits can be processed within less than 24 hours.

5.
As a homeowner, can I obtain permits to do work on my own home? |
Yes, if you are
the homeowner, you or an immediate family member may perform the work.
You will have to be registered with the City of Glenn Heights. You may
be able to obtain structural, plumbing, and mechanical permits if you
are licensed for these particular trades. Electrical permits must be
obtained by a licensed electrical contractor/master electrician. If you
do not live in the home, you can still obtain a structural permit to
do the work yourself. However, all other permits (plumbing, mechanical,
electrical) must be obtained by licensed
subcontractors.

6.
How to obtain a permit? |
Residential and
commercial general contractors need to bring two sets of construction
plans for the project to City Hall, located at 1938 S Hampton Road, to
allow Building Permit staff to review your proposed project and determine
permit fees. After the permit has been approved through Plan Review,
a permit fee must be paid at the time the permit is issued. A permit
fee schedule is available at
the Building Permits office.

8.
What is a Certificate of Occupancy (C.O.)? |
A Certificate of
Occupancy, or "C.O.", is essentially a license to occupy
a building, or a specified space within a building, under a specific
set of assumptions and/or conditions set forth in the building code.
It identifies
the space as one of eleven pre-defined "occupancy classifications",
together with their sub-classifications, and as one of five construction types.
It may also include other conditions of occupancy, such as maximum occupant loads,
expiration dates, and so forth. It must be posted where it is accessible and
visible to the public, and remains the property of the City of the Glenn Heights.
It is revocable for cause, which renders the building illegal to occupy. A building's
first C.O. is issued to the original building contractor upon completion of the
building and subsequent approval of all required regulatory inspections. It runs
with the building and remains valid as long as the building is maintained in
compliance with the codes, its occupancy classification does not change, and
substantial remodeling, additions, or alterations do not occur. As stated
above, you may not need to obtain a new C.O. upon taking over an existing building
or tenant space, as long as a change in occupancy classification or a remodel
project does not trigger the need for a new one.
